Frequently Asked Questions

What is the average property management fee in Texas?

In North Texas, property management fees are typically between 7% to 12% of the collected rent for a traditional 1 year lease. Vacation home and furnished home management can be more expensive, ranging from 20% to 40% of collected rent.

Is Fort Worth a good city to buy a rental home?

The short answer is yes. Fort Worth is part of DFW Metroplex, one of the fastest growing population centers in the US. Investors from around the United States and the world have been purchasing single family homes in Fort Worth as a smart way to diversify their portfolios. Since 2010 over 1,400,00 people have moved to the North Texas area, outpacing nearly every big city in the US. A growing population is one of the best indicators of a good market to invest in.

How much do agents charge to lease a property?

In general, agents charge a commission, usually a percentage of the total rental amount, for finding a tenant and negotiating the lease agreement. The commission can range from 50% to 100% of the monthly rental amount, but it can vary depending on the market and the specific services provided.

Trend Property and Management charges 50% of one month’s rent as a leasing commission. This fee is collected from the tenants rent payment, so it is not an out or pocket or up front fee.

It’s important to note that the fees charged by agents are negotiable, and landlords should shop around and compare fees from different agents before making a decision.

What is required to be a property manager in Texas?

In Texas, property managers are required to hold a real estate broker license issued by the Texas Real Estate Commission (TREC) in order to legally manage residential or commercial properties. The process of obtaining a real estate broker license involves meeting certain education and experience requirements, passing a background check, and passing a state exam. Anyone managing property for another or for a fee without a broker’s license is in violation of TREC policies.

Here are the general steps to become a licensed property manager in Texas:

  1. Meet the education requirements: You must have at least a high school diploma or equivalent, and complete 180 hours of pre-licensing education approved by TREC.
  2. Gain the required experience: You must have at least four years of experience as a licensed sales agent or broker during the five years preceding your application.
  3. Complete a criminal background check: TREC requires all applicants to undergo a fingerprint-based criminal background check.
  4. Pass the state licensing exam: Once you have met the education and experience requirements and passed the background check, you can apply to take the state licensing exam.
  5. Apply for a broker license: After passing the exam, you can apply for a broker license from TREC.
  6. Register with the Texas Real Estate Commission: You will need to register with TREC as a licensed property manager and provide proof of insurance.
  7. Keep your license active: To maintain your license, you will need to complete continuing education requirements every two years.

There are additional requirements and regulations for property managers in Texas, such as adhering to the Texas Property Code and the Fair Housing Act. Additionally, there are many local ordinances or regulations that property managers must comply with.

Consumers can look up the current status of any Real Estate Broker in the state of Texas by using the TREC website. Here is a link to the site:

Can I make more money if I furnish my rental home in Texas?

Furnishing your rental home in Texas, may allow you to charge higher rent and attract more qualified tenants. The amount of additional money you can make will depend on several factors, including the quality of the furnishings, the location and size of your property, and the demand for furnished rental homes in your area. To maximize your income potential it is best to use a professional designed and high quality furnishings.

Having a furnished rental home can be attractive to certain types of tenants, such as those who are relocating for work or those who are looking for a short-term rental. These tenants are often willing to pay a premium for the convenience and flexibility of a furnished home. Additionally, you will be able to maintain your property to a higher standard as your cleaning staff will be in the home frequently to check on it and report needed repairs.

However, it’s important to note that furnishing your rental home can also come with additional expenses, such as the cost of purchasing and maintaining furniture and appliances. Furthermore, you must check with your city and homeowners association to make sure you comply with all local ordinances and rules.

We have had such an amazing experience with Trend Property Management. We moved into one of their rental homes January 1st of this year and it’s been great so far. Ms/Mrs Michele Stokan was professional from the very beginning when we first showed interest on the house. She made everything so easy from showing us the house to answering all our questions to signing our lease. Setting up the portal was also very easy. Trend Property & Management is one of the best around and would encourage everyone to use their services for an awesome experience.

I am pleased to have worked with Michelle and Trend to help my husband and I rent a home. They have great listings and eager to show with flexibility. Every step of the process was hassle free and seamless. I never had to worry or wonder through the paperwork process. Even now while living on one of their properties there’s security in knowing if maintenance is needed, I will get a prompt response. The website makes it very easy to interact with the staff. They keep you informed on weatherproofing your property, depending on the season and also have fun contests for decorating for Holidays. As long as I am renting, I will continue to use Trend! #HalloweenDecorWinner2025 👻

This property management company is bare minimum. We recieved the house dirty, with mixed matched touch up paint, broken shower head, dirty oven, and the garage was dirty. With 2 years of living there, to get them to fix anything took days and had to email multiple times to get someone out. Spent 2 days cleaning and getting the house in mint condition to handle over and then they want to nit pick little things to deduct from your deposit. The house was so much more cleaned and the yard was even upgraded. Beware of this company and an owner named Jason Zimmerman. They will rip you off when it comes to them having to do anything, but won't hesitate to take your money! I'd give less than one star if I could! Smh!

Slumlords and con artists. I leased a property on Brenda Lane in Euless last year and the company was a hassle. For a company that prides itself as a property management company, they did virtually no management of their property when it was not resided in. The lawns were dead, trees were not well pruned, and the irrigation system had to be fixed, which I had to do OUT OF MY OWN POCKET. The foundation was in bad shape which was noticeable with all the cracks in the brick and door corners. The fence was falling apart compared to the homes which other landlords there kept pristine. Additionally, if your home was a drug bust home, they will not tell you. We had to learn that from our neighbor which kept my sister and I on high alert with the property. And do you want to appeal fines given to you by HOA? Well, sadly…you won’t be able to. They will not give you the contacts to HOA, even if the fines given to predated your time at the home. They somehow get the information that we are fined from somewhere, but they are somehow still oblivious on how to contact them? Yea, right. These people are scam artists and if you are looking for a home, AVOID THEM AT ALL COST! And forget about emergency maintenance. For starters, their maintenance crew takes weeks to get to you. And second, they hide behind vague language ofwhat they deem as “emergency”. Like when the bathroom toilet egressed due to the waste water line being connected to the sinks and laundry room. A major Hepititis, e coli, and other disease spread waiting to happen and they said it wasn’t emergency enough and you needed to wait a week. But don’t you dare hire someone outside the company to help immediately clean up the LITERAL BIOHAZARD immediately like a sensible person in society, otherwise you are in “violation” of their nebulous contract
