Protecting Fort Worth Investments with Strict Tenant Screening
The wrong tenant will have a devastating effect on your profitability and your peace of mind. We understand your concerns: that rent won’t be paid on time, that property damage might exceed the security deposit, that you’ll have to evict or argue about lease violations. When you partner with Trend Property & Management, there’s less risk. We protect your property and your earnings by placing tenants who are rigorously screened and more than qualified to meet our expectations.

Consistent Income
The first thing we’re looking for is verification that the applicant can afford rent. This means more than simply having a job. We’ll check employment, but we’re more interested in income. Do they earn enough to pay the rent on time every month? Best practices say that a tenant should earn at least three times the monthly rent. That’s a metric we use in our screening process, and we’ll ask for documentation that proves it.

When we have a Fort Worth tenant who earns enough to pay rent plus meet their other financial obligations, we know that rental payments will come in consistently and on-time. Our screening process includes a review of pay stubs or bank statements or tax records. We’ll review credit reports to ensure that their earnings cover their bills and their debt as well as their housing obligations. It’s more than checking an item off a list. We dig a bit deeper.
Rental History
To protect your Fort Worth rental property, we need to know that a prospective tenant has successfully rented homes before. We never want to see a history of evictions or judgments or court cases in which landlord and tenant disputes were litigated. Our ideal tenant has left their former rental homes in good standing with their landlords and property managers. We’ll ask for rental references on the applications we collect.

Our screening process includes rental verifications as well as a nationwide eviction check. We’ll look at court records, too, ensuring that there is no money owed to former landlords or apartment communities. If a tenant comes to us having owned a home previously, we’ll make sure the mortgage was paid on time. This is part of our due diligence to make sure we’re protecting your investment and placing a qualified resident.
Verifying Identity
The technology we use to screen tenants ensures that our process remains fair, objective, and consistent. We comply with all fair housing laws by providing consistent rental criteria and following a system that holds every application against the same standards. Our technology would not allow us to discriminate.

The platforms and software we use also gives us a competitive advantage when it comes to detecting discrepancies and potential fraud during the application process. An unqualified tenant may try to fabricate pay stubs. They may leave a friend’s phone number instead of their actual landlord’s phone number.
We verify identity and we cross check the information provided on the application against the information we receive in our background and credit reports. Your property is safe.
Trend manages my three rentals in Saginaw. They helped me out of a difficult situation with one of my homeowner associations. They really went to bat for me and the end result was positive.
Additionally, I never have to worry about when I will receive my rental proceeds as they arrive on the same day each month
